In this project we helped the owner builder, Nick with:
✅ Engaging and coordinating with the owner builder’s subcontractors throughout the project
✅Assisted the Builder to obtain the Sydney Water Sewer Service Diagram
✅Excavated the land according to match the desired Reduced Level (RL) detailed in the approved plans
✅Assisted and coordinated with the excavator for the footing and piers; by marking out landmarks and generally preparing the site for excavation.
✅Rectified some footing and slab steelwork issues made by subcontractor engaged by the owner builder, resulting in non-compliance result issued by the private certifier and the concrete pour could proceed
✅Rectified mistakes made by the owner builder's steel fixing subcontractors, which had initially led to an defective and non-compliant steel reinforcement and a overall-non compliant result for that stage from both the Sydney Water Service Coordinators and the Private Certifier Authority (PCA)
✅Rectified issues in the footing and slab made by subcontractor engaged by owner builder, resulting in non-compliance result issued by the private certifier
✅Assisted the owner builder to correct formwork to achieve the new construction to be within its designated boundary lines and Finished Floor Level (FFL) to ensure compliance
✅Addressed the owner's concerns relating to the Finished Floor Level (FFL) and how his concreter might not complete the pour correctly, which would lead to non-compliance with the Australian Building Standards. This was done by coordinating with the concreting team and guiding them during the concrete pour.
✅The termite guard was incorrectly installed internally and on the external boundaries, as designed. This was due to the owner builder not adequately supervising the installation. Rectifying this required adjusting according to plans and in accordance with building codes and standards. Ready for stud walls and brick veneer to be built.
✅Helping supervise the builder during the setup for the full brick and block works to go up with the walls - preventing future damage in the future and any rectification
✅Assisted with the correct measurements according to plans for the full brick walls to avoid future errors (this can cause non-compliance issues due to other stages completing causing the new construction area to either to be increased or decreased to what is stated on plans)
✅ Next floor of the build - helping set up the first floor of a build to avoid future errors of not meeting surveying boundary lines
✅Our team were present during the inspections that were conducted at each stage, as established by the private certifier
✅Engaging and coordinating with the owner-builder’s subcontractors throughout the project
✅This project required a fire door and the accompanying fire door installation certificate. These were then arranged and installed by us and the owner was given the installation certificate together with the Occupation Certificate at the end.
✅The owner builder’s subcontractor plumber did not communicate well with each other and were not able to issue the correct compliance certificates as required by the private certifier. We were able to draft the compliance certificates in accordance with the current regulations and the plumber was happy to approve it. The private certifier approved the certificates and he was happy with our involvement.
